If you have been looking to buy a house you know how hard and frustrating it is to beat out the investors making cash offers. Our NSP homes can only be sold to owner occupants like yourself. No investors.
All homes are inspected and repaired as required by the controlling government entity.
S.T.A.N.D., one of the designated companies to operate the program, is a neighborhood non-profit housing organization located in southeast Stockton. They have bought, repaired and sold over 110 homes all over San Joaquin County to low and moderate income families.
The homes in San Joaquin County come with down payment assistance to qualified buyers. The down payment assistance can be up to ten (10) per cent of the purchase price at an interest rate of two (2) percent for a thirty (30) year term. If the buyer chooses, three (3) per cent of the ten (10) per cent down payment assistance could be used for closing costs. Buyer needs to contribute at least three (3) per cent of the purchase price paid from their own resources.
The homes in the City of Stockton also come with a down payment assistance to qualified buyers. The down payment assistance can be a maximum of five (5) per cent of the purchase price, plus closing costs. Buyer needs to contribute at least three (3) per cent of the purchase price paid from their own resources.

Easy Steps To Home Ownership...
1. Eligibility
Buyer's income can be no higher than 120% of the area median income based on family size (see table above). Buyers must currently reside or work in san joaquin county for a minimum of 12 months. Buyer does not have to be a first time home buyer, but can not be an investor.
2. Educational Class
Buyers must enroll in a HUD certified homebuyers education class and obtain a certificate of completion. There are two providers in Stockton: Clear Point 800-750-2227 and Visionary Home Builders 209-466-6811. Call for the next available class.
3. Getting A Loan
Buyers must have a loan pre-approved in advance before any offer will be accepted for consideration. We are only accepting pre-approval loan letters from the following three lenders:

- Academy Mortgage, Mike Erickson, 209-473-9277
You are not required to get your loan from the mortgage companies listed above. However, most lenders have no experience with the down payment assistance program(s). If you need down payment assistance, then we recommend the above lenders who have extensive experience with the program.
4. Showing of Properties
All homes will be repaired to meet FHA guidelines, federal health and
safety standards and other government criteria. The repairs that are to
be done are non negotiable.
For viewing homes - if you want to view the property,
you have to have a pre-approved loan for a minimum of the estimated
purchase price. For homes that are listed as “coming soon” you can drive
by but they are not yet available for viewing. To view homes that are
listed as “available” please call the listing agent.
